Buying
Finding the right place starts with knowing the place.
A first home, a next chapter, an investment, or a move from a long way away. What those have in common is that the decision is really about a neighborhood, a commute and a street, not a listing.
How we work
We will tell you when a house is not right for you.
We have been investing in Boise and the Treasure Valley since 2018, which means we have walked a lot of these streets for our own money and not just for a commission. That is the whole reason the advice is worth something.
So we will say plainly when a floor plan will not work for how you live, when a price does not reflect the street, or when waiting is the better move. There are more houses coming.
What it looks like
The order things actually happen in.
-
A conversation first
What you want, how you want to live, what you can spend, and when you need to be in. No pressure and no script. Most of this call is us listening.
-
Financing lined up
Talking to a lender before you look is what separates a real search from browsing. We can introduce you to people here who answer their phone.
-
Narrow the map, then the houses
We work out which areas fit your life before we look at a single listing. Getting this right saves months later.
-
See homes, honestly
We walk them with you and say what we see, including the things that will cost you money later. Kellie will tell you what a room could become.
-
Offer, inspect, close
We handle the negotiation, the inspection findings and the paperwork, and we keep you told rather than making you chase us for updates.
Who we work with
Four different conversations.
-
First home
Usually the most questions and the least jargon needed. We will explain every step as many times as it takes and never make you feel behind.
-
The next chapter
More space, less space, a different school boundary, one floor instead of two. Often a sale and a purchase at once, which we coordinate together.
-
Investing
Mitch and Kellie have been buying here since 2018. Rent expectations, holding costs and which streets actually hold value are a normal conversation, not a special one.
-
Relocating
We spent ten years living in other countries, so arriving somewhere new and knowing nobody is familiar. We can tour on video and go slowly.
The point of all of it
You are buying a place to be, not an asset.
Even when it is an investment, someone lives there. The homes that hold their value tend to be the ones that were good to live in, which is why we pay attention to light, layout and street as much as to price per square foot.
If you are still working out where in the valley you belong, start with the map. It is the honest version of each area.
Tell us what you are looking for.
Even if it is a year away. The earlier we start talking, the better the answer gets when you are ready.
